Every homeowner knows there are times when your home needs a bigger upgrade or renovation than usual. We have a major one looming over our heads right now. Literally. We need a new roof. The situation isn’t dire, but it’s there nonetheless. Nothing lasts forever, right? A roof’s lifespan depends on the materials that are used to make it. It also depends on the weather conditions and the maintenance that it gets. Not to mention it’s age. Ours is more than sixty years old.
While some minor repairs can extend the durability of your roof, there are certain signs that indicate it’s time to contact a roof replacement company to get a complete upgrade. Delaying a necessary replacement is only going to lead to higher repair costs.
It can even cause structural damage to your home.
So how do you know it’s time to replace your roof? Here are a few signs:
Frequent Leaks and Water Damage
If you notice water stains on your ceiling or walls, it’s likely that your roof has a leak. Persistent leaks often suggest that there are underlying structural issues, which will worsen over time.
A roofing replacement company will assess the damage and will recommend the best course of action for you to take. Water infiltration can weaken the roof deck, which can lead to mold and rot.
It may even cause interior damage, which can affect your home’s foundation, as well as the walls. If leaks appear in multiple areas or they continue after repairs, it could be time for you to do a full roof replacement.
Don’t worry though – not ALL leaks indicate the need for an entirely new roof. When we have really strong winds (like recent tornadoes in our area), the “flashings” (I have no idea what they are, but that’s what my husband calls them) can sometimes be disturbed and simply need to be replaced or put back in the correct place.
Aging Roof Materials
Age is our roof’s biggest problem. Most asphalt shingle roofs last 20-30 years, while metal and tile roofs tend to last the longest. If your roof is nearing the end of its lifespan, it is always wise to schedule an inspection for it.
Replacing an aging roof before severe issues arise is going to save you money on a lot of emergency repairs. An old roof is also less energy-efficient for your home., which can lead to higher heating and cooling costs for you.
Modern roofing materials, such as reflective shingles as well as advanced underlayment systems, will provide you with greater durability, in addition to energy savings.
Sagging Roof Structure
A sagging roof is a serious issue and usually indicates that there are structural problems. This could be due to long-term water damage or even support beams that have been weakened.
If you notice that there are uneven or dipping sections, it’s crucial that you consult a professional to stop the possibility of a roof collapse. Hiring a roof replacement company is usually a good idea because they can assess whether structural reinforcement is needed.
They can also install new roofing materials. Ignoring this issue will only lead to more structural instability and costly repairs.
Increasing Energy Bills
A deteriorating roof may no longer provide proper insulation, and this is going to lead to rising heating and cooling costs. If your energy bills have increased and you have no explanation for it, it could be that your roof may be allowing heat to escape. It may also be absorbing excess heat during summer. A new roof with energy-efficient materials will help regulate your home’s internal temperature, which will reduce your utility expenses over time.
Don’t make the mistake of ignoring your roof. Pay attention to it, and you won’t miss the signs that it needs repair or replacement.
